The longer a home stays on the market the overall number of showings also begins to decrease. At this point, people often begin to wonder what might be wrong with your home. Since the majority of your showings will occur in the first 30 days on the market, it is crucial that your initial list price matches buyer expectations. I will provide you with the latest data showing what other similar homes are selling for. From there we will discuss the current value of your home and determine the best price that your home should be priced at to maximize that dollar value and to sell as quickly as possible.
Second, I Help You Get the Right Exposure
My selling strategy was developed to provide a consistent and proven manner to get your home in front of as many potential buyers as possible. More than 80% of today's buyers first begin their home search online. I will utilize national, regional, and local MLS syndications so that your home shows up in all of the places that buyers are searching. Trulia, Zillow, Move.com, Realtor.com, and all the national realty firms will receive your listing. This ensures that your home will be exposed to the highest number of potential homebuyers.
I also know which days are best to make your listing go live. I understand that making your listing live before professional photography has been completed and added to the MLS is much like a lead balloon. Instead, I will ensure that our marketing strategy focuses on the highlights of your home. Sometimes that means we will show several photos of your home. Sometimes, we will show less. Creating curiosity is key to maximizing more showings for your home. Too many photos can sometimes hurt you.
Handling the Details
There are many details with marketing your home. I do not charge you anything up front to list your home. Once it has been exposed to the world I will act as your agent during all aspects of the process, including all the required paperwork. My fiduciary responsibility is to you.
